Tenants Legal Liability (TLL)

Tenants have a liability exposure regarding the property they rent.  Property owned, rented or occupied by the insured is excluded under the bodily injury and property damage coverage section of the policy.  If you run a retail store from rented premises in a mall, TLL protects you against liability incurred for damages from an insured peril, to the rented premises.  For example, someone who negligently starts a fire in the store will look to TLL to pay for damage to the premises they occupy.  Damage that occurs beyond the space rented falls under the bodily injury and property damage coverage section of the liability policy.
